I carefully cut drywall to access the drain line beneath the kitchen cabinets. I tested the area with running water and confirmed it was clear. I also cut drywall in the laundry room near the clean-out, ensuring everything was fine.

Ran half inch cable through backyard area drain. Unable to clear area drain, the pipe was terminated underground. New area drain outlet will have to be installed to restore flow.

Existing riser to the home has old pressure regulator and gate valves that are recommended to be replaced. Bow Tie plumbing will rework main riser to home with a new dedicated 1 inch ball valve for the home, 3/4 inch iron pipe ball valve for irrigation, 1 inch double union pressure regulator, and 3/4 inch ball valve handle hose bib. Pressure set to 70 psi. 1 year warranty on workmanship.

Customer called reporting a water leak in the master bathroom bathtub area. Upon arrival, inspection indicated the leak was coming from behind the wall near the tub spout. In order to properly diagnose and repair the issue, we had to cut into the wall to access and expose the source of the leak. Work Performed: • Cut open wall to access plumbing behind the bathtub. • Located the source of the leak at the piping connected to the tub spout. • Removed the damaged section of pipe and fittings. • Installed new pipe fittings and a new tub spout. • Reconnected plumbing and secured all fittings. • Turned water back on and tested the system to ensure proper operation and confirm there were no leaks. Results: • Leak has been repaired. • Tub spout and plumbing are functioning properly at this time. Warranty: • 90-day warranty on workmanship.

Called for a slow draining sink in the upstairs master restroom. After running water and inspecting the drain, we removed hair that was caught on the pop-up assembly. Once the debris was cleared, the sink was tested and is now draining properly. No warranty on this service.

Sudden escape of water due to bursted hot waterline inside slab. Hot water slab leak located near the hallway bathroom shower. Bow Tie plumbing will perform electronic leak detection to determine the fixture or manifold that is supplied by the leaking hot water line. Once verified, the new waterline will be installed in the ceiling and walls from the water heater to the fixture or manifold. Drywall patch is not included in this price. Repair cost for drywall will be determined after the plumbing repairs have been completed. 1 year warranty on workmanship.

Mainline clog, ran mainline through vent on west side of home to clear stoppage. Ran camera afterwards to find a tube like object in the pipe near the septic tank inlet. Object inside pipe may be grabbing on to waste and causing blockage. Advised customer to attempt to remove the object from the septic tank cover if accessible. No warranty on drain clean, no proper cleanout access.

Relit water heater pilot light after cleaning thermocouple. Set burner to very hot at customer request. If problem persists a new water heater is needed. No warranty on pilot light.

I provided a free estimate to install a new 50-gallon AO Smith Water heater and rebuilt the water service riser to address high water pressure issues, ensuring optimal performance and safety.

I replaced the Moen Posi-Temp cartridge and the boot trim for the tub shower combo valve, ensuring smooth operation and preventing water overflow.

I replaced a kitchen faucet with a pull-down sprayer and a disposal. I also reset the downstairs toilet, ensuring everything functioned smoothly.

Service Report: Sewer Line Backup Reason for Call: Customer reported a sewer line backup at the property. Findings Upon Arrival: Upon arrival, we observed approximately 10 feet of standing sewage on the property due to a clogged main sewer line. Work Performed: Cleared Main Sewer Line Accessed the 4-inch exterior cleanout and cleared the blockage using a trailer-mounted hydro jetter. Hydro Jetting Service Thoroughly hydro jetted the sewer line to remove grease, sludge, and debris buildup. Video Camera Inspection (Initial) Performed a camera inspection after jetting and identified rocks inside the sewer line. Rock Removal Successfully removed the rocks using a specialized jetter head and flushed remaining debris safely into the city main. Video Camera Inspection (Final) Conducted a second camera inspection and discovered a approximately 30-foot belly (low/sagging section) in the sewer line that is holding water. Callout to active water leak. Found water pouring out of the tub spout connection due to a leaking shower valve cartridge. Pressure measured at 125 psi. Maximum water pressure for residential plumbing is 80 psi. A new pressure regulator will have to be installed in order to properly repair the leaking shower. Bow Tie plumbing will install a new 3/4 inch emergency shutoff ball valve for the home, a new 3/4 inch double union pressure regulator, and repair the shower with a new cartridge. 1 year warranty on workmanship.

Tested a 3/4 Wilkins 975xl rp backflow on east side of building. Assembly successfully passed testing with cv1 at 8.2 psid, relief valve opening at 3.4 psid, and cv2 closed tight. Restored water to customer after test was complete. Emailed photo of backflow form to Fontana water. No warranty on backflow testing.

We cleared a toilet blockage using an auger, ensuring the passage was free. However, due to potential objects, we can't guarantee it won't happen again. Consider installing a power flush or Gerber Avalanche toilet for better performance.

Called for a leaking shower head and bathtub. Initial inspection included checking the home’s water pressure, which was found to be at 100 PSI, causing fixtures to leak. The pressure regulator was replaced to bring the system to proper operating pressure. After replacing the PRV, further inspection determined the shower valve cartridge had failed due to prolonged high water pressure and was replaced to stop the leak. Once all repairs were completed, the system was tested and all fixtures are now operating properly with no leaks. And pressure is back to normal at 65 psi.

Callout to leak from ceiling in garage. Determined the leak is caused by a waste and overflow for a neighboring unit. No response from neighbors when knocking on their front door. Unable to determine which unit is the source of the leak. No charge.

To clean flame sensor on Rheem tankless. Rheen tankless water heater was showing a code 12 error. First step for diagnosing issue is to clean flame sensor.

Free estimate provided to replace double union pressure regulator, thermal expansion tank, temperature pressure release valve for water heater.

Clean of dyer vent: To clean out dry vent through clean out box.

Call for faucet not working properly at the kitchen sink. Upon further inspection, the faucet itself was functioning correctly; however, a large amount of debris was found in the sprayer. The sprayer was taken apart, debris was removed, and the faucet was reassembled. After testing, the faucet is now working properly.

Area drains were clogged, causing poor drainage. It was necessary to expose the area drain exit point to remove accumulated dirt and debris. A temporary trench was created to allow water to flow away from the area. A drain cable was run approximately 40 feet through the line to clear the blockage and restore proper flow. After cabling, water was flowing correctly, helping to prevent flooding.

A service call was placed to replace failed shut-off valves in the upstairs hallway bathroom. To perform the work safely, the main water supply was shut off. The existing hot and cold shut-off valves serving the sink and toilet were removed and replaced with new ½-inch compression, quarter-turn stainless steel angle stops. New stainless steel braided supply lines were installed, along with new escutcheons at each valve location for a finished appearance. Once installation was complete, the water supply was restored and all connections were thoroughly tested for leaks. ⸻ Final Condition: • New angle stops and supply lines installed at sink and toilet • No leaks observed • Fixtures operating properly ⸻ Warranty: A six (6) month workmanship warranty is provided on all angle stops and related installation. Customer had a clogged sink had to use cable in order to remove the clog and have draining properly. Customer had a no hub band that was leaking do to being lose from hose clamp once it was tighten it stopped . Had to replaced no hub band only.

Shower valve is leaking. Customer called for a leaking shower head. Turned off the water to the house and rebuilt the internal components of the shower valve. After reassembly and testing, the leak was fully resolved. Also inspected the kitchen faucet and additional shower heads; they were experiencing reduced pressure due to calcium buildup. Performed calcium removal to restore proper water flow and improve overall pressure. Tenant also mentioned a toilet with a poor flush. Noted that the internal components had been rebuilt previously, but the issue persists. Recommended replacing the toilet for the best long-term solution.
