Performed general plumbing inspection on property for sale. Property has old galvanized piping throughout the home with a mix of copper. Shutoff valves for faucets, toilets, and kitchen sink are old multi-turn angle stops, and do not operate properly. There is a 15 year old Bradford white 30 gal in the hallway closet. Average age for water heater life expectancy is 6-10 years. Water heater replacement is recommended. Due to old galvanized pipes and shutoff valves a Repipe and new water service is recommended. The first hallway bathroom toilet is cracked at the base and needs to be replaced before continuing use. In that bathroom there is water on the floor. Unable to determine if water is coming from a failing wax ring or possible slab leak. There is a leak on the property past the main home shutoff ball valve. Unable to determine if the leak is in the slab or irrigation without a proper leak detection. Estimate for recommended repairs to follow.
To preform leak detection . Did leak detection found cold water to kitchen sink leaking will have to cut drywall to locate manifolds and reroute water line. 30 days warranty on workmanship
Professional installation of a new premium AO Smith 40 gal gas water heater. The installation includes: new earthquake straps for seismic safety new sediment trap new gas flex connector, gas drip leg, and gas cock new hot and cold water supply lines. new 3/4 IP ball thermal expansion tank The temperature and pressure relief line will be properly reconnected, and a new thermal expansion tank will be installed to help protect your plumbing system. Removal and haul away of the existing water heater and all work related debris is included. Warranty: All workmanship is backed by a one year warranty. The water heater includes a six year manufacturer warranty.

Bow Tie plumbing will rework main riser with a new 1 inch ball valve, 1 inch double union pressure regulator, 3/4 isolation ball valve for irrigation. Pressure will be set to 65/70 psi. 1 year warranty on workmanship.
I tackled multiple plumbing tasks, including installing a new pressure regulator. I also replaced a leaking Delta shower cartridge and a temperature and pressure relief valve on the AO Smith water heater.

Work performed: • Ran 1/4” drain cable through bathtub drain • Snaked approximately 35 feet to reach blockage • Successfully cleared obstruction • Restored proper drainage After clearing the line, we tested the system by running water from the kitchen sink and other fixtures throughout the home. All drains are now flowing properly with no further backups observed at this time.

We replaced a garbage disposal, fixed a leaking faucet, and installed a new 40-gallon gas AO Smith water heater with emergency shut-off, straps, pan, sediment trap, gas lines, and thermal expansion tank.

Burst cold water line repair in ceiling. Performed physical leak detection by opening ceiling in downstairs bathroom. Found leaking 3/4 cold water line. Replaced leaking pipe with new 3/4 90 and coupling. 1 year warranty on workmanship. Bow Tie pluming is not responsible for drywall repairs.
