Backyard Area Drain Hydro Jetting I hydro jetted the area drains throughout the backyard to cut through root intrusion, remove accumulated debris, and restore drainage. I successfully restored flow to the area drain in the center of the backyard and the drains along the side of the house. I also attempted to clear the area drain next to the fireplace but was unable to get past a buried 90-degree fitting, preventing me from clearing that section of piping. To further clean the drainage system, I ran my hydro jetting hose upstream through the area drain outlet at the curb, pulling debris out of the main drain line.
I removed three leaking basket strainers from the bar sink and installed new replacements. While testing the new strainers, I discovered multiple pinholes in the sink basin that were allowing water to leak through the sink itself. The leaks are coming from the deteriorated basin rather than the new drain connections. I recommended replacing the three-compartment sink to properly resolve the remaining leaks.
I performed leak detection using a thermal imaging camera and moisture meter. I found no signs of a leak at the city water meter and no pressure drop when the home's shutoff valve was closed. Thermal imaging revealed a hot water line running underground from the water heater to the master bathroom bathtub. I found that the dedicated hot water recirculation pump was running continuously, 24 hours a day. I traced the underground line with the thermal camera and checked the flooring throughout the home with a moisture meter. No moisture was detected. The heat coming through the flooring was consistent with hot water circulating through the underground piping. No indications of an active slab leak were found at the time of inspection.
Main Water Riser Reconfiguration & Moen Smart Valve Installation I shut off the water supply at the meter and reworked the existing 3/4-inch main water riser to accommodate the new components. I installed a 3/4-inch ProPress ball valve, a 3/4-inch double-union pressure regulator, and a 3/4-inch Moen smart water shutoff valve. After completing the piping connections, I restored the water supply and checked the new fittings and valves for leaks and proper operation.
I inspected the toilet and retightened the loose nut to secure the existing connection.
Water Filter Service & Master Bathroom Toilet Repair I removed the existing water filter and installed a new customer-supplied replacement filter. I also installed a new gasket in the filter housing to provide a proper seal. In the master bathroom, I rebuilt the toilet tank components by replacing the existing fill valve and flapper with new parts. After completing the work, I checked the filter housing for leaks and flushed the toilet to verify that the tank was filling and shutting off properly.
Main Sewer Line Clearing & Camera Inspection I accessed the main sewer line through the existing backwater valve and ran my mainline cable all the way to the city sewer to clear the stoppage. While working through the line, I encountered root intrusion directly in front of the backwater valve. After clearing the stoppage, I ran a sewer camera to inspect the piping and evaluate its condition. Based on my findings, I recommended a trenchless sewer line replacement from the curbside to the front of the house, along with installing a new 4-inch backwater valve to address the existing sewer line issues.
Badger 5 Garbage Disposal Replacement I removed the existing broken garbage disposal from underneath the kitchen sink and installed a new InSinkErator Badger 5 garbage disposal. I connected the new disposal to the existing drain piping and electrical supply, then ran water and operated the unit to check for proper function and leaks.
Kitchen Sink Drain Repairs & Faucet Leak Inspection I reworked the existing ABS glued P-trap and seized tubular drain connections underneath the kitchen sink. I installed a new tubular P-trap and two-part waste assembly to replace the existing drain configuration.
Hallway & Master Bathroom Sink Drain Cleaning I performed preventative drain maintenance on the hallway bathroom sink by running my 1/4-inch cable through the sink drain opening to clean the line and help prevent future buildup. In the master bathroom, I addressed a clogged lavatory sink by running my 1/4-inch cable through the drain opening. I had to work the cable back and forth several times to break through and clear the stoppage.
Had my kitchen sink drain pipes replaced and repaired. I appreciate the great job and that I was able to get my appointment the same day.

Im a first time customer, but I will now be a lifetime customer with Bow Tie Plumbing. We had a very stubborn clogged bathroom sink and none of the home remedies worked. I booked an appointment online, which was simple easy inconvenient. The office called me to confirm and they were friendly and helpful. Field supervisor JOSE and Technician Eyan arrived on time, friendly, professional, clean, and very polite. They assess the problem and resolve the issue quickly answering my questions and making sure I understood the service completely. When I asked them to perform an additional drain inspection on another sink, they were happy to do it and provided another service at my request. They did a free water pressure inspection and gave me a report. However, they did not try to upsell or Over-sale services. Plumbing problems are the worst, but this situation was much more pleasant to deal with because of the wonderful service I received!! I removed the leaking kitchen sink basket strainer and installed a new matte black basket strainer. I checked the new connection after installation to make sure it was sealed and no longer leaking. I also addressed a kitchen sink stoppage by accessing the drain through the island cleanout. I ran my 1/2-inch cable back and forth through the line several times to clear the blockage. I found heavy grease buildup inside the drain line, which was contributing to the stoppage. Once the line was cleared, I ran water through the kitchen sink to confirm the drain was flowing properly.
Pressure Regulator Replacement I shut off the main water supply and drained the plumbing system to remove the existing pressure regulator. I installed a new 1-inch double-union pressure regulator and restored the water supply. I checked the new regulator and connections for leaks and verified the water pressure after the installation.
Kitchen Drain Clearing & Camera Inspection I accessed the kitchen drain through the 1-1/2-inch cleanout on the exterior wall and cleared the stoppage from the line. After restoring drainage, I ran a sewer camera through the piping to locate a broken piece of the customer’s drain cable. I found the broken cable head lodged at an offset where the ABS sewer piping transitions to clay pipe in the grass area. The kitchen drain stoppage was cleared, and the location of the broken cable head was identified with the camera.
Had a clog from an upstairs bathroom, bowtie was great with our main line clog we called them back. Had us up and running in less than an hour. Friendly helpful and reasonable.

I accessed the branch drain line through the 1-1/2-inch kitchen sink trap arm and ran the drain machine through the piping to clear the stoppage. Once the blockage was cleared, I ran water through the kitchen sink to check the drainage and confirm the line was flowing.
I removed the existing cracked fiberglass shower enclosure and demolished the necessary surrounding materials to prepare the shower area for the new installation. I installed a new pressure-balancing shower valve and a new three-piece fiberglass shower enclosure with a center drain. I completed the necessary plumbing connections and checked the new shower installation for proper operation. After completing the installation, I patched the drywall in the areas that were opened for the work and removed the job-related debris from the property.
Woke up this morning to a wet garage floor and checked the usual suspectswasher supply lines, drain, etc and deduced that our 25 year old water heater finally went to that big garage in the sky. I shut off the water and put out a text on the family chat that hot showers and laundry were going to be halted temporarily and went to work. I stressed about it all day and did a quick Google search and Bow Tie Plumbing stood out with their reviews. I gave them a call and made an appointment for 4pm that same day. To my surprise Jose and Eyan showed up 15 mins early and quickly assessed the situation and confirmed that the water heater had, indeed, kicked the bucket. They gave me 2 options: 1) replace everything and they supply all parts or 2) swap out the tank and parts for one that I purchase. As I am primarily made of carbon and not money, I went with option 2 and headed to the local Homeless Despot with a list of parts that Jose had been gracious enough to give me. He even took my call and patiently answered my questions when I couldnt find some things. Then I headed home and they already had the old tank removed and were ready for the new one. They had me up and running in about an hour. They were both very professional, knowledgeable, and friendly and left the garage cleaner than when they arrived. Thanks guys, we can have hot showers and clean clothes once again!

The price was in the mid range but fair. Needed a toilet shut off valve replaced as it was leaking and normally I would do myself but after one turn it didn't feel like it would give appropriately and I didn't want to break it so left it for a pro. Jose and Ian showed up in the time frame quoted, quoted the price fairly up front, made quick work of it and were on their way.
