Bathroom Drain Cleaning & Water Pressure Repair I cleared the obstruction from the upstairs bathroom drain and ran water afterward to confirm the line was draining properly. I also diagnosed a water pressure issue at the home. Static pressure measured approximately 60 PSI but dropped to around 30 PSI when the toilet was flushed, indicating that the existing pressure regulator was not maintaining consistent pressure under demand. I removed the malfunctioning regulator and installed a new pressure regulator valve. After the replacement, I restored the water supply and tested the system under demand to check the new regulator's operation and water pressure.
Bathroom Sink Drain Tailpiece Replacement I removed the existing drain connection from the right-hand lavatory and installed a new 1-1/2-inch extension tailpiece to properly complete the sink's drain connection. After installation, I ran water through the lavatory and checked the new connection for proper drainage and leaks.
Customer-Supplied Kitchen Faucet Installation I removed the existing kitchen faucet and installed the customer-supplied faucet with a pull-down sprayer, making the necessary water supply connections and securing the new fixture to the sink. Once installed, I operated the faucet and pull-down sprayer to check their function and inspected the connections for leaks. Everything was working properly at the completion of the installation.
Noritz Tankless Water Heater Troubleshooting I troubleshot the tankless water heater with assistance from Noritz technical support after the unit displayed error code 063, which indicates low flow or low recirculation flow. Based on the troubleshooting performed with Noritz, the issue was determined to likely be related to the installation of the recirculation line. The existing recirculation piping will need to be reworked and installed properly before any additional issues can be ruled out. An estimate for the recommended recirculation line corrections will be provided separately.
Main Sewer Line Clearing I accessed the sewer through the existing cleanout and worked the mainline machine back and forth through the piping to break through and remove the stoppage. Once the blockage was cleared, I checked the line to confirm drainage had been restored and the sewer was flowing properly at the completion of service.
A.O. Smith 50-Gallon Water Heater Installation I removed the existing water heater and installed a new A.O. Smith 50-gallon gas water heater. As part of the installation, I added new earthquake straps for seismic support, a sediment trap, gas flex connector, and new hot and cold water supply lines. I also installed a thermal expansion tank and properly reconnected the temperature and pressure relief discharge line. After all connections were completed, I filled and started the new water heater, checked the water and gas connections, and verified the unit was operating properly. The old water heater and work-related debris were removed from the property.
I performed a commercial kitchen drain hydro jetting service to address significant buildup within the drain system. Utilizing high-pressure water, I inserted the hydro jetting hose into the kitchen drain line, targeting the main sewer cleanout. This process effectively removed heavy grease, food debris, sludge, and other accumulated materials from the interior of the piping. Multiple passes were necessary to ensure thorough cleaning and to restore proper drainage. Following the hydro jetting, I flushed the line and tested the drains to confirm optimal flow. The work area was then meticulously cleaned, and all debris was removed, leaving the site in a clean and functional state.

High Water Pressure & Pressure Regulator Replacement I tested the home's water pressure and measured it at 125 PSI, which was above the recommended residential range of approximately 45 to 80 PSI. Excessive water pressure can place additional stress on plumbing fixtures, valves, supply lines, and other components throughout the home. I reworked the existing 1-inch main water riser to replace the pressure regulator and update the surrounding components. I installed a new ball valve, double-union pressure regulator, tee, and hose bib as part of the new riser configuration. After completing the installation, I restored the water supply, checked the new connections for leaks, and adjusted the pressure regulator to bring the home's water pressure back into a proper operating range.
I successfully completed the installation of a new Gerber Viper elongated comfort height toilet. The process began with the careful removal of the existing toilet, ensuring no damage to the surrounding area. I then installed the new Gerber Viper toilet, paying close attention to proper alignment and secure attachment. Following installation, I connected the water supply line and tested the fixture by flushing it multiple times to ensure functionality. I meticulously checked all connections and the base for any leaks, confirming that the toilet was filling, flushing, and draining properly. The installation was completed efficiently, ensuring the new toilet operates smoothly and effectively.
Sewer Camera Inspection & Toilet Pull and Reset I pulled the downstairs hallway toilet to access the closet bend and run a sewer camera inspection through the drain system. I ran the camera from the closet bend all the way to the city sewer connection. During the inspection, I identified the transition from ABS sewer piping to clay piping and located the existing 3-inch sewer cleanout at the front of the home near the bushes. I inspected the sewer line along the way and found it to be in good overall condition, with no significant issues observed at the time of the inspection. After completing the camera inspection, I reset and secured the hallway toilet. I flushed and tested the toilet afterward to confirm it was draining and operating properly.
I replaced the existing Moen shower cartridge and handle with new components. First, I carefully removed the old handle and cartridge, ensuring no damage to the surrounding fixtures. After installing the new parts, I checked the alignment and functionality of the handle. I then tested the shower to confirm the handle moved smoothly, the valve responded accurately, and the water flow was consistent. The job was completed to ensure optimal performance and reliability of the shower system.

The price was in the mid range but fair. Needed a toilet shut off valve replaced as it was leaking and normally I would do myself but after one turn it didn't feel like it would give appropriately and I didn't want to break it so left it for a pro. Jose and Ian showed up in the time frame quoted, quoted the price fairly up front, made quick work of it and were on their way.
